Kim Mayab on Av. Tulum, across the street from the bus station downtown. Get out of the Hotel Zone! KM has a/c, pool, clean and secure rooms for $40. Short walk to the best restaurant zone in Cancun, parks with spontaneous entertainment and artesanal crafts, and huge street markets that the people use. Several other good places on Av Tulum in either direction if KM is full.

Ciudad Cancún (downtown) is the best place to be if you are more interested in the local culture. There's more to do and see there. The hotel zone is just beaches, malls and restaurants. In downtown you can find good and cheaper hotels with pool (we stayed in Radison Hacienda Cancun). From downtown you can be in the beach in 20 minutes. My advise is that you go to the beach that's exactly in the back of the Hard Rock café Cancun.
